The application site forms part of what was once a continuation of Mapperley Street serving the rear of numerous residential properties located in the immediate area. The allocated land no longer serves as a road and being largely a disused and overgrown
piece of open private land, had a history of attracting a degree of antisocial behaviour and fly tipping.

 

The allocated development site is ideal for residential development owing to the fact that it is conveniently located in Sherwood which is a thriving inner city suburb of Nottingham with ample amenities, access to public transport and arterial road networks into and out of Nottingham City centre.

Our planning application originally sought written support in principle for the development of 2 x 3 bedroom sustainable family dwellings each afforded two off-street parking spaces with access directly from Mapperley Street. Due to complications arising from the site's location on the edge of the Mapperley Park Conservation Area, our ambitions for the development of two family dwellings were negotiated down to reaching a compromise of preparing a proposal for a single family dwelling in the style of a coach house. 

 

After a lengthy 8 month application process, we achieved full planning approval for a 4 bedroom detached family dwelling with 4 off-street parking spaces and ample outdoor amenity space. Development is now underway and is expected to be completed towards the back end of 2025.​
