Application Reference 23/00904/PVAR3 — Nottingham City Council Granted 24th October 2023 This sensitive infill site on the edge of Mapperley Park Conservation Area presented a complex planning challenge from the outset. Originally forming part of Mapperley Street, the overgrown plot had a history of antisocial behaviour and fly-tipping — and its proximity to the conservation area meant any proposal required particularly careful architectural and contextual consideration. Our initial ambition for two 3-bedroom dwellings evolved through constructive dialogue with planning officers into a single, carefully designed 4-bedroom detached dwelling in the coach house style — respecting the conservation boundary whilst providing an excellent family home. The scheme includes four off-street parking spaces, substantial private garden amenity, and design detailing that draws thoughtfully from the area's architectural heritage. The 8-month application process culminated in full planning approval in October 2023. Development commenced in 2024 and is progressing towards completion in late 2025, set to create a high-quality home that will genuinely enhance this prominent corner location.
